Flood risk is one of the few things about a home you cannot change after you move in, and it can affect insurance too. In most of Nottinghamshire it is low, but in a handful of villages it is a real question for a large share of streets.

What the figure does and does not mean

  • It is the share of postcodes within about 3 km that include at least one home at medium or high risk of flooding from rivers or the sea, from the Environment Agency.
  • It does not tell you whether a particular house is at risk. Two streets in the same village can be very different.
  • It covers rivers and the sea, not surface water from heavy rain, which can affect places well away from any river.

How to check a postcode for free

  • Use the government's long term flood risk service with the postcode. It shows the risk for the area, not a single property, from rivers and the sea, surface water, reservoirs and, where data is available, groundwater.
  • Check current flood warnings on the Environment Agency's Check for flooding service before a viewing in winter.
  • Ask the seller whether the property has flooded and what their insurance costs.
